Rockford, MI Above-Ground Pool Inspection

After an extremely cold winter, a homeowner finds his above-ground pool has been severely damaged.

Initial Consultation in Rockford, MI

Our inspector visited the property in question and spoke with the insured, who was eager to get repairs going on his doughboy pool. He didn’t have much to say about the damage to the pool, but wanted to make sure our inspector could provide an estimate for the repairs.

Observations in Rockford, MI Landscaping

During his thorough inspection of the landscaping and surrounding decking, our inspector made note of the following observations:

  • The pool was a 28’x40” Doughboy.
  • The pool was mostly empty with just a bit of water at the bottom.
  • The pool wall was split at the return, next to the skimmer.
  • There was a large amount of rust where the wall split.
  • There were no visible tears or holes in the liner, but it had dried up and shrunk.
  • No pool cover was seen.
  • The pool equipment was stored away from the pool and was in good condition.
  • The skimmer was not damaged.
  • Two of the uprights were bent.

Analysis of Landscaping Damage

Our inspector made the following comments based on his observations:

  • The amount of rust on the wall indicated it had been caused by a long-term situation.
  • The weight of ice on the pool from the winter was a factor in the damage, but not the cause.
  • The liner appeared to be in decent condition. If the wall had not split, it is likely the liner would have still been useable.

Cause of Loss and Repairs

After a thorough inspection, our inspector concluded that the pool wall split due to weakness caused by rusted metal. The rust was caused by the return dripping over a period of time, and poor water chemistry. Any weight from ice and snow during the winter would have worsened the situation, but would not have caused it. Repairs for this pool were estimated at over $4,000.00.
