Landscaping Inspection Needed in Sherman Oaks, CA

Landscaping Inspection Services was called upon to inspect a landscaping in Sherman Oaks. the pool had damage to the plaster lining, and we were asked to determine if the pool would require replastering, or if another, smaller repair would suffice.

Our inspector visited the property in question; the insured were aware that the inspection was taking place, but chose not to be present during the inspection.

The insured had previously stated that someone had introduced debris into the pool, which had been allowed to sit for an extended period of time.

Observations Made During Inspection

Our inspector visited the property and performed a thorough inspection of the pool and surrounding areas, and made the following observations:

  • The pool coping was pre-cast safety grip.
  • The plaster was standard white.
  • The pool used a salt water sanitizer.
  • There was a large dark stain located in deep end surrounding the mail drain.
  • Using an acid pad, I chose a small section of the stain and was able to remove the stain in that section.
  • The stain consisted of cement and black algae.

Analysis of Damage

Our inspector determined that the stain could be removed using the acid wash technique without draining the pool water. The insured had previously been given a quote for about $11,000.00 to re-plaster the pool; however, our inspector felt that this was much too high.

The homeowner has a responsibility to clean their pool of normal debris, regardless of how or why it got dirty. Then they could file a claim for damage if appropriate.

Cause of Loss in Sherman Oaks, CA Landscaping Inspection

It is our inspector’s professional opinion that the stated cause of loss (debris left to sit in the pool for an extended period of time) is valid; however, that does not mean that the insured’s insurance claim was valid. That would have to be determined by the insurance company, after reviewing our report.
