Landscaping and Spa Inspection in Tucson, AZ
Landscaping Inspection Services was called out to inspect a landscaping and spa in Tucson, AZ; specifically, we were looking for what may have caused the pool and spa steps to be in disrepair. Our inspector spoked with the insured, who stated that she was swimming in the pool when she noticed the state of the step, and subsequently filed a claim with her insurance company.
Observations Made During Inspection
Our inspector visited the property and performed a thorough inspection of the landscaping, spa, and surrounding areas, and made the following observations:
- The pebble material on the top pool step and two spa steps was damaged.
- The vertical face of the first pool step and the second step appeared to be solid.
- Both spa steps and their vertical faces appeared to be compromised.
- The spa bench appeared unaffected.
- The pool and spa were installed in 2004, making them approximately 11 years old.
Analysis of Damaged Steps
Our inspector thought that it looked as if the applicators used too much pebble material on the nose of the steps. This type of application will eventually cause delamination at the steps, stretching and cracking the pebble while pulling it forward.
If the pebble material breaks off below the step nose, like it did in this case, it does not affect the face of the step. However, if it continues to move without breaking off, like on the spa steps, it will delaminate on the vertical face.
Our inspector further stated that it also looked as if the steps may not have been properly prepped before the pebble was applied. It appeared there was still marble slurry on the top step of the pool beneath the pebble. This may also have inhibited proper adhesion of the finish.
Cause of Loss in Tucson, AZ Pool Inspection
It was our inspector’s professional opinion that improper preparation of the steps, as well as the use of too much pebble material when the pebble pool surface was installed, caused the delamination of the pool and spa steps.
In this instance, the delaminated portions of the steps could be patched, saving a lot of money on repairs; however, if an exact color match could not be found, the homeowner would either need to have the entire pool refinished, or settle for visible patched portions.
