Landscaping Inspection Services is called out to inspect a Pompton Lakes, NJ landscaping to determine if the cover ad liner had been damaged by a deer.
Damaged Pool Liner and Cover in Pompton Lakes, NJ
Our inspector spoke with the homeowner of the question in property, who stated that the cover was folded up by the pool and that the pool was nearly empty. Our inspector told him that was good, since that way our inspector could see the damage to the cover and liner.
Observations in Pompton Lakes, NJ Pool Inspection
Our inspector performed a thorough inspection of the pool and adjacent areas, and made the following observations:
- The pool was completely fenced-in with a 6′ gate at the rear/side of the house and on the driveway side. There was a 4’ chain link gate on right side of house.
- The pool cover was rolled up on the side of the pool at the fence.
- The pool was being filled with 2 hoses.
- Water was covering the bottom of the liner and the pool water had a green color to it.
- The cover on the deck had many rips, tears and holes in it.
- The overall condition of the cover was poor, with a lot of UV (Ultraviolet) damage.
Analysis of Damage to Pool Cover
Because of the cloudy and opaque water in the pool, our inspector could not see if there was any damage to liner. However, the cover was in very poor condition, and out inspector estimated that the cover was well past its usable life of 12 years, and noted that as he was handling the cover, fibers were coming off of the surface.
Our inspector noted that usually when a deer goes through a cover it will break its leg and then will have to be removed professionally; however, in this case there was no evidence of the presence of a deer, no pictures, and no need for professional removal of the deer.
Our inspector stated that the cover should not be used because of its state of disrepair. Due to the condition of the cover, and not being able to see any damage to the liner, it is impossible to say a deer did or did not go through the cover, but it does seem unlikely. However, if a deer had crossed the cover, the cover would not have been able to sustain its weight.
The property was surrounded by fencing and a gate. A gate would have had to have been left open for a deer to have crossed the pool.
Cause of Loss in Pompton Lakes, NJ Landscaping Inspection
Our inspector’s professional opinion was that that the condition of the pool cover was caused by age, and that it was used to cover the pool beyond its usable life. Because of the cloudy green water, our inspector was unable to see any damage to the liner. However, as stated before, our inspector believed that it was highly unlikely that a deer had broken through this pool cover.
